You may think of San Diego as a collection of neighborhoods filled with charming Craftsman bungalows and historic homes. A new entry into the real estate market may indeed change your point of view. The San Diego City Council has approved the development of a 45 story condominium tower called Pacific Gate, which is soon to rise on the southwest corner of Broadway and Pacific Highway. The developer is Bosa Development, led by Nat Bosa, a firm with a deep track record, and known for exceptional landmark-style properties in Vancouver, Orange County, San Francisco, Seattle and San Diego.
The stats are impressive. To rise almost 500 feet tall, the undulating structure will house some 216 apartments ranging in size from 1,240 to 2,608 square feet each, plus 15,000 square feet of commercial space, over 450 parking spaces and amenities to keep residents occupied and pampered.
Units will be priced to befit the elaborate style and luxury features and start at $1.4 million.
Of course, the location is superb, offering 360 degree views of the Pacific. The prestigious architectural firm of Kohn Pedersen Fox conceived the building “from the outside in,” its first impetus to create a structure that possessed a sculptural identity that mirrored its environment. They conceived of a spiral shell that is suggestive of a wave, with floor to ceiling glass in the units. Architects did not want that luscious view of sea and sky to be cut by angular windows.
Emphasizing the coastal feeling, the design firm of Hirsch Bedner Associates, a huge global firm with over 1,700 designers in 21 offices, will select treatments and finishes that say luxury, relaxation, light and air. White terrazzo floors, custom designed walnut walls and chairs in public niches are on the menu for public spaces.
In the units, custom kitchens will feature quartz counter tops, Wolf, Sub Zero and Miele appliances and custom wood cabinets. Bathrooms will sport polished stone floors, stone mosaic walls and immersion spa-like showers. Temperature, lighting and window treatment will all be smart and accessible through smart phones.
Developers are including a full range of amenities for residents both inside and out. Within the building, residents will have access to a residents lounge with full kitchen, a screening room, meeting rooms, business center, guest suite, steam and sauna, and fitness studio. The outdoor pool terrace will include cabanas, pool, jacuzzi, fire pit, barbeque area, seating areas and even an outdoor doggie getaway. Offering a hotel experience, Pacific Gate will also offer a concierge, 24 hour lobby attendant, porter services and a private luxury fleet of cars and private boat share.
Pacific Gate is slated for completion in 2017, and interested parties may want to plan ahead.
